I decided to move to a different neighborhood in NYC and called Jim to give me a market analysis of what he thought my apartment could sell for. He showed me comparables in the neighborhood and told me that we could get $100,000 more than what I thought was maximum value at the time by making a few simple changes. He suggested some paint colors, some new furniture, art, and flooring coverings, which cost me around $15,000.00. We listed for $150,000 more than my thought of the maximum price. He showed relentlessly and eventually got two offers very close to asking. I couldn’t believe it. I was extremely pleased to accept one of the offers. But then there was the question of where I’d move to next. We looked at over thirty properties, mainly in Manhattan. Jim was knowledgeable on all, and even suggested some Brooklyn apartments. The very last one we saw was the one I wanted. He was instrumental in making sure we got the apartment through negotiation and providing a security deposit to hold it. Since it was a new development, he guided me through the requirements of buying this type of property. He handled the paperwork, and liaised with/coordinated the lender, the appraiser, the inspector, the attorney, the moving company - all of it. He managed two closings (selling my old apartment and buying the new one) within one week of each other, which is hard to do when there are so many variables that could easily delay the execution. I moved from Australia to NYC a little over 4 years ago, and decided that it was time to buy a place of my own. I contacted Jim and we sat down over lunch as he described all of the nuances of buying an apartment in the city. After a very thorough market review, we then started looking at several apartments. He advised on which ones were solid choices, and which ones were not (based on analyses of building financials, comparables sales, etc.). He found two that became my top choices. One of these two was the most expensive on the list, but the West Village location was unbeatable and Jim’s analysis proved that it was underpriced relative to the area. Jim made sure my balance sheet was in order, and helped me get pre-qualified (he ensured that I was fully-prepared to be seriously considered by the Seller). Jim used this information in the negotiation, and after some back and forth, my offer was accepted on the West Village apartment. But that was just the beginning; the board package, and the board interview were next. Jim directed me as to exactly what I needed to supply for the package and ensured that the management company had everything they needed to schedule the interview. He also met with me for an hour to prep me for the interview. It was quite a process getting to the table, but after approval by the board and my bank, the closing only took a little over an hour! The apartment was mine. I wouldn’t be in this fortunate position without Jim. He was there every step of the way and he helped make my dream of owning in the West Village a reality.
